Sustaining Mumbai – making possible, the impossible.

Following up on my thoughts expressed in earlier articles Green Business Ideas: Carbon Credits opportunities in Green Townships.and Sustainable Development Goals: The dangers of Urban Sprawl and its long term affects on the National Growth has become important once more because of the recent developments which are taking place in the Realty Sector of Mumbai Metropolitan Region and Maharashtra. And similar development must be happening around the country can not be discounted. Governance is a political art, which requires a person while practising politics to become a Statesman. Sadly the time of Statesmen of Indian politics have long gone. Today we are burdened with most who have no foresight. And those who do are not making much difference because of the overwhelming odds. While many by now are aware of Sustainable Development Goals,very few understand it. Therein lies the problem. Sustainable development is holistic and all encompassing and approaching it must take all stake-holders into account in every step of the way. National policies must get formulated based on a singular principle of development which is the same at Union and Federal level devoid of vote bank politics. And the most important thought which all must understand is the inter-connectivity of events. Nothing can happen is isolation. Seemingly diverse subjects happening in different parts of the Globe are inexplicably related, not obvious to casual observation. The sentiment of which I had tried to capture in Sustainable Living : How to read the seemingly unrelated dots which coalesce together to create disasters.

With the general elections around the corner in 2014 and the debilitating fiscal deficit due to populist measures carried on too long, India Inc. is poised dangerously to make mistakes detrimental to Climate Change abatement. Mistakes not because it would want to do so as a deliberate act; but because short-term economic gains which make for “good development” would take precedence over common sense. While there is no escape that Economic development brings in prosperity, it also brings in the Acid Rain and Ozone Hole in its wake. Facts no Economist or Corporate Czar or Government can deny as fiction. And which is further vindicated by the article recently published by World Resource Institute: New National Climate Assessment Shows America on Course for Unprecedented Warming: A new federal report reveals alarming statistics on climate change. According to the 3rd National Climate Assessment, released in draft form today from the U.S. Global Change Research Program, the world could warm by more than 12°F by the end of the century if action isn’t taken to reduce greenhouse gas emissions. “The evidence is clear and mounting,” said WRI’s president, Andrew Steer, in response to the report. “The United States sits at the center of the climate crisis. Record heat is devastating crops, rivers are drying up, and storms are bearing down on our cities. Climate change is taking its toll on people and their economies, and will only become more intense without a strong and rapid response here in the United States and around the globe. It’s not too late to take action, but given lags in policy and geophysical processes, the window is closing.” This assessment comes on the heels of the National Oceanic and Atmospheric Administration’s (NOAA) announcement earlier this week that 2012 was the hottest year on record for the contiguous United States. According to NOAA’s National Climate Data Center, the country saw 356 all-time temperature highs (and only four all-time lows) tied or broken and experienced 11 extreme weather events each causing more than $1 billion in damages.

What India must do, is to fall back on its infinite wisdom and believe in its people to bring about Economic prosperity balanced with Ecological sensitivity which is inherent in the Indian culture. And its Corporate Czars schooled in the western model of “prosperity” & “development” take the care to adopt the best practices inherent in the western model while indigenising  the path to progress. Only then India can become the torch-bearer in  ways mentioned in the recently published  Inclusive Wealth Report 2012.

And to begin, we can adopt sensible design approach in developing the satellite cities around the megalopolis of Mumbai. And also at the same time improve the living conditions of Mumbai. We must at all cost not try make a Shanghai out of Mumbai, but a climate resilient Mumbai. It is no secret that while China can be called the next economic giant; in the markets of India flooded with cheap Chinese goods, one would never find a vendor giving a guarantee on any Chinese product. Thus India, must learn to be wary of the fast and shiny “growth” of China and try not to emulate it. And that applies to developing future cities too.

The municipal environment warning centre issued an alert advising the elderly, children, and those suffering respiratory or cardiovascular illness to avoid going out or doing strenuous exercise. Those who did venture out wore face-masks for protection, with visibility low and the sun hidden in the smog.

This could easily be happening in Mumbai or New Delhi ( which too is very highly polluted) in the immediate future if development measures are not taken in accordance to the ecological consideration. While the unfortunate news of Beijing is no cause for glee and may not completely be due to bad urban planning. The fact that Urban Planning plays a major role can not be discounted. What India needs to do, is already known to many experts. And there lies the problem. The people are not aware of it. And as long as there is no participation form the people, the governments would not make it main-stream. Thus the need to advertise and spread awareness on Sustainable Living becomes more urgent as we climb closer to the 2°Centigrade Global rise in temperature. While some basic collections of ideas from WBCSD are mentioned in Building A Low Carbon Economy with Energy Efficient Buildings We begin with a few suggestions which we can easily implement and in the shortest possible time to make the City of  Mumbai a Climate resilient city.

Let us begin with de-congesting our city foot-paths from ill-legal hawkers. The very word “ill-legal” causes confusion. How can poor and needy people earn an honest lively-hood, if not sell their wares in the busy city streets ? It is hard and at-times frustrating work to just earn enough to eat. And good governance must cater to providing equal earning opportunity to all. But before the corrupt governance authorities start patting each others back, while collecting “hafta” ( protection money a la Mafia style ) they must ensure that the city which is choking in its own filth and squalor gets a new lease of life. Existing  & new municipal laws must be applied to get rid of the menace of squatters on public space while providing them with alternate means within the same area which Mumbai planners are mulling now and should be supported only if planned properly, within the existing City and rules framed to cater to such eventuality at the design stage itself for upcoming Urban centers . The concept can be repeated in many places in the suburbs too. Thus keeping the popularity and thereby the business potential of the place intact while correcting the wrongs in Urban planning. One must bear in mind that the flea market is symbiotic to all the eateries and entertainment centre within its geographical proximity as youth often take these outings to as a package deal – shopping -cum- cinema – cum – fast-food. Which has a direct bearing on the economy. Thus sustainability is a complex system which needs to be understood from all aspects.

The same concept can also be applied around the rail stations and if possible the rail ministry itself should promote above the tracks or above the platforms the vegetable markets & shopping areas, run by the illegal and “legal” hawkers encroaching the city foot-path and spilling over the foot over-bridges and streets. Railways would mint profit from the vertical space it owns. Not only by selling of vegetables but also growing some of it, It would provide direct employment opportunities to the land-less farmers who come to the city losing their land due to various reasons. The hands that feed the Nations must never be lifted to beg for alms; if we really want it that way, then we must act towards doing so. And in the process we shall also be de-congesting the streets, especially near the Dadar suburban station where nearly a third of the street is packed with fruit, vegetable and flower sellers; which the administration turns a blind eye to, while vehicular movement suffer and belch more noxious GHG fumes in the process. Imagine creating such facilities every 5th station along the Western, Central and Harbour suburban rail lines. The greenery itself would reduce the heat-island effect. And in the process also remove from the city roads quite a few smoke belching tempos, carrying stale vegetables, improve direct contact between consumer and farmer, thus earnings of the lot improves and sustainability wins.

But we all know that just the rail stations and the space above the platforms would not suffice feeding a hungry city. We would require more space. And that space is available right at the centre of the city, waiting to be exploited by the municipal authorities.The Bus Depots. Mumbai has bus depots both large and small dotting the city. All one needs to understand is that the vertical space can be utilized for the betterment of the society while bringing in some hard currency to the B.E.S.T undertaking. Taking one of the big bus depots in the suburb, the Dindoshi bus depot at Goregoan as a pilot project, we can create vertical farms similar to the ones Singapore is building with great success. Why do we need to wait to import the technology ? When IIT- Bombay is just a few miles away?  That the Government of most Asian Nations are goofy, is understood; but we have some of the top notch Corporate Czars residing in this city and a few do dabble in the fresh food market. They must take the opportunity before Wal-Mart comes up with a proposal.

While the above will take care to some degree the pressure on fresh-food and vegetables, Mumbai being a dynamic city which keeps growing, the pressure on infrastructure is enormous. And the most telling is transport. We have to find ways to de-congest the city streets. While to some extent people do use VoIP to do their business, for Mumbai the government of the day must utilize the idea of virtual office. VoIP – “Skype” the new medium to reduce Global Warming ?While it would certainly reduce traffic on the roads, it would still not solve the problem of parking. The idea mooted earlier, of providing extra FSI ( floor space index ) to developers who allow for municipal car parks, as usual got mired in corruption and controversy. With hardly any relief to the problem it was supposed to address. The principal reason being two-folds. First, it is dependent on the location of the building vis a vis a congested road and second availability of re-development along those congested area to the developer. Thus we have buildings far and few which can cater to the requirement. So, the next best thing we can do is create elevated foot-paths and then allow for parking under it.

While we must find solutions to the existing city of Mumbai, we must not let the city fringe become hostage to the same mess, Mumbai is facing. All the warning signs are already available, if one looks at the up-coming development around a SEZ and proposed International Airport of Mumbai. Why we have this mess has been mentioned in the article Sustainable Development Goals: The dangers of Urban Sprawl and its long term affects on the National Growth.and I quote : The common person does not think twice before littering the street or not buying from illegal vendors who occupy most of Mumbai foot-paths and foot-over-bridges. In fact it is a welcome sign, to have the first illegal grocery, tea/cigarette kiosk next to the new building  which comes up in far-off locality. Any architect, who has worked in far-off sites, would empathise with me at the relief one gets when a small tea & cigarette shop opens up opposite the construction site across the road; where one can relax the tired limbs and have a “cutting-chai”. ( chai = tea). This happens because when a developer goes to the Urban fringe and builds a township, the State does not cater to the welcoming opportunity the private developer creates for up-liftment of local business and does not match it in pace with infrastructure and innovative schemes which can create proper commercial zones especially de-marked for the urban poor who find an opportunity to do an honest business. These local semi-urban populace do not have the money to buy into the commercial areas, if built by the developer. Their shops usually come up as shanties while the township is under construction to cater to the labourers and even the engineers. But this relief turns into grief for the citizens in time as no infrastructure, such as roads, drainage systems, waste-disposal or safety measures are built around them.

Residential construction is at break-neck speed, at Ulwe, whereas infrastructure development will put a snail to shame. Ditto goes to far-sightedness. While one enters the road towards Ulwe, one notices locals sitting along the road-side selling food and other wares. Presently these shanties are few, Soon all free land would be encroached upon, the well-oiled system of hafta will begin, while another portion of the city and its citizen suffer. It is here that the administration take into account all the possible urban design options and cater to the needs of all section of society. The faster we understand that sustainable practice can not be sacrificed or evaded, the better it would be for the City and the country. Else it would not be very far in the future that living in Mumbai would be next to impossible and that would affect the economy of this country directly.

CDM -the Scam & the Redemption


In the absence of any monitoring system under the UN’s Clean Development Mechanism or CDM (see box), DNA has found that several large projects in India that have been declared green and sustainable under the scheme are not only polluting the local environment but were also established by violating various environment laws. However, because of their status, these firms are permitted to sell carbon credits in the market, earning huge revenue in the process. These are the paragraphs from a superb investigative Journalism by DNA corespondent -Gangadhar S Patil.

In his article, Carbon Credit Fraud: How big firms faked green to mint gold he goes on to say – High cost and uncertainty ensure that many genuinely clean and sustainable projects fail to attain CDM status. These projects, handled by small-time developers, fail to attain CDM status because of the high cost involved in the application and verification process. Even if they manage to pass these hurdles, they don’t earn enough carbon credits to attract real traders in the market.

What Mr. Patil, infers is more horrifying than just the manipulation of the scheme to amass wealth, it is down-right criminal, if true.

Are firms deliberately overproducing greenhouse gases (GHG) for the sole purpose of destroying them in order to earn revenue through the sale of carbon credits under the clean development mechanism or CDM scheme? The first indication is the fact that an analysis of the total carbon credits issued to projects across the globe, including India, shows that over 50 per cent of the total carbon credits issued until July 2012 were for the destruction of a deadly greenhouse gas called HFC-23 (Hydro Fluoro Carbons-23). It is 11,700 times more potent a greenhouse gas than carbon dioxide and is created during the manufacture of HCFC-22, a gas used in refrigerators and air conditioners.

In comparison, renewable energy projects like wind, solar and biomass, together, account for less than 30 per cent of the total carbon credits issued in India; the figure is 20 per cent for the world. The CDM scheme allows firms manufacturing HCFC-22 to earn huge carbon credits by destroying its by-product, HFC-23. Since the cost of producing HCFC-22 is lower than the revenue generated by the sale of carbon credits issued for destroying HFC-23, it is possible that HCFC-22 is being manufactured solely for the purpose of destroying its by-product and earning carbon credits instead.

The second red flag is the fact that despite a sharp fall in the price of HCFC-22 due to supply exceeding demand and steep global economic recession, the production of this GHG has continued to remain at the same level…….Experts are not clear about what is happening to the excess HCFC-22 produced. Some believe that companies could be stocking it; others believe it is being clandestinely released into the atmosphere. As a result, there is no actual reduction of greenhouse gases though the total number of carbon credits issued is huge.

The last sentence would and should give shivers to any right thinking person. However, with the Country governance is doldrums due to the impact of one scam to another, the latest being coal; the knee-jerk reaction the government took this week in boosting the economy would not only impact the rudimentary Sustainable practices, it can erode it completely, with some  corporates muscling in their agenda of “growth” at the cost to the ecosystem.

Today the greatest unrest is because of Energy requirement, which comes from fossil fuel and with Coal hitting the scam list, it would be difficult for the government to allow mining ( unless strong-arm tactic are used) and feed the critical requirement of the industries. Thus importing coal would gather steam. Which in no way helps in abating GHG, just reduces pollution at ones own door. The second being LPG, now it is well documented that Oil corporations are bleeding due to subsidy, but to stem the flow what is required is imagination not short-term solution.

Further, the increase in LPG price and the cap in its domestic use, would spawn another scam /corruption which now is a default setting among us.

And to stay in governance the Government would be very tempted to turn a blind eye on the misdeeds. So what must be done to balance “growth” and come out of the log-jam which is called “policy paralysis”?

As always, each problem has sustainable solutions; we only need to find them and in this article through the use of CDM.

In a recent debate, to the current situation at TIMES NOW TV, one of the guest in the Panel quoted – ” Darkness is not opposite of Light but the absence of light”.  Resonating the sentiment I would say that the failure of the CDM policy is not the failure of the idea, for the idea in itself is the original “Green Business Idea”  under which heading I have written many a blog and today I rest my arguments with the link to a series of those which directly point to a solution. What is required is to make the system a little more fool-proof. And to this extent the media, with its depth of reach should partner those who walk the path towards sustainability.

It is well documented, that traditionally in India the debt of the Father is paid by the Son. Horrific tales of the Bonded Labour are known to many. But if it’s a sad tale, it also has an opposite side. The side which investors in CDM and the Banks need to see; the honesty of the grass-root citizens of India. Unlike corporate frauds, they pay their debts. At times with their lives.

The Indian as opposed to the pseudo (westernised) Indian, always has paid respect to Nature and if one takes any religious festival of India, Nature is given due importance. Further, I believe that the concepts which I have attempted to project through many of the articles termed Green Business Ideas, and especially – Renewable Energy – Empowering Women & Saving Forests; Green Building Ideas:Using Solar panels as roofing sheet instead of asbestos. All have the potential to earn CDM benefits. We can call them CER or REC; the money can be international or national but it must be available at the grass-root level. And at the level where innovations make a difference.

While we still need to rip the bowels of our Mother Earth, to feed our insatiable needs, we can actually limit them by creative thought; Green Business Ideas: Solar Panels can save water in the fields for farmers.This very act alone would save thousands of petro-dollars and improve the fiscal  deficit. While at the same time creating millions of jobs in the service and allied industries of the Solar market. While the above thoughts look at the Indian grass-roots, the middle class too can benefit and its mental outlook can be changed with Green Business Innovation : Offices can now print on a E-paper and save forest.;Green Business Ideas: Carbon Credits opportunities in Green Townships.But these too, need the support form the UNFCCC and the Banks which traditionally look at large caps and easy return; which lead to the fraud in the first place.

While the present Mumbai city many not have enough roof-space to generate its own electricity, by making laws for future re-developments and up-coming townships (Green Business Ideas: the missing LEED/GRIHA credits can help boost economy worldwide.) a great amount of job creation and by that default wealth can be generated. The crisis of energy can be tackled and that should be the goal.

Within a span of 10 years, should Sustainable building methods become norm, the government can further cut its fiscal deficit by increasing the energy tariff to what it should be, while encouraging CDM benefits for the common person.  The government in its first avatar of UPA-I started well in the path towards sustainability; but partisan politics and myopic views of both the political and corporate masters have not helped in boosting the concept which it came out with (Green Business Ideas : India should promote NSM & NMSH to make NMEEE a success)What it must do is lend its ear to the citizens, who always care for good governance and will stand as a solid wall of support if the benefits from CDM flows directly towards them, instead of becoming another profit-making tool for the unscrupulous corporate entities.

Green Business Ideas: Carbon Credits opportunities in Green Townships.


Most women & men have an emotional connect with the home they have lived as a child. In India families often live their entire life in one abode for generations. Even as India grows from its rural to more urban setting, the people still like to retain their “ancestral” home while moving into the swanky new home. There are some emotions which no one likes to part with; and childhood memories are perhaps the most important.

Perhaps many around the world  would share similar sentiments. Some want to make a retirement home, some would want a second home. Given a choice nearly every human would want to identify her/himself with something that is familiar.

This gives rise to a super Green Business Idea, which has manifold potential in rescuing Gaia from Global Warming.What if, future towns and cities are made as replicas ? Modern India has done that and, unfortunately forgotten about it. Cities like Rourkela, Bokaro, Durgapur & Bhilai which have almost similar design created by the master architect. If one pauses to think we have in almost all large cities, the state / city development authority housing board, which make ” affordable ” housing blocks. The typology remains the same over different locations. I think its time for a revisit and see it with new light in the context of abatement of climate change. Imagine High rises, commercial districts, row-houses and bungalows all having same or similar design ? Developed by private entities based on market demand, but following Development Rules which have been strictly adhered to. What would be the advantages, lets examine  in brief and re-kindle the thoughts which are perhaps lost in time.

The most exciting part is the CDM ( clean development mechanism ) potential. Every building has potentially two methods for adoption, to earn Carbon Credits. One is to reduce its embodied energy through better management of building materials. And the other is to reduce its Water and Electrical energy consumption. While the latter is comparatively easy and ‘meth’ AMS-III AE is recognised by the CDM Board. It is the embodied energy reduction that  has greater potential in terms of actually reducing GHG  as building related activities account for 40% of the Emission and 60% of waste is construction related.  However it is difficult to map it  and manage the MRV.( Monitoring – Reporting -Verification.) especially in the Building industry within the Construction sector in India. And this is precisely where I see a solution, should we make ‘replica townships’. We already have the datum to compare. The planned steel townships were made just after Indian independence. It has as any township should have – residential blocks, commercial blocks and infrastructural blocks such as schools, hospitals, cinemas,  police station, post-office , bus and railway terminals. So a major portion of the township plans would be available along with records of construction process; which would be archaic as per today’s construction methods (barring the A- centres of India, tier -II & III along with most rural setting still follow the old method of construction) but the layout plan is excellent. So with foresight and statesmanship, ( wishful thinking does not attract punitive punishment under any law ) should the Indian government both at Union and State level want to pursue its own stated Nation Mission for Sustainable Habitat under NAPCC; they should pass laws under Urban Planning which can make this thought into reality. As the Union government has already created the fantastic Mission, all it needs is to rise above political compulsions and address the issues at the Federal level, by becoming the facilitator in creating sound policies for the States, which then follows the path towards sustainable development.  And the benefits would be several.

First the  Urban Planning will be made easy – The biggest challenge the Urban planners face is the assumptions one needs to take into account, while proposing a new township. What would be the population density? What would be  the amount of water and energy requirement ? How will the municipal requirements met?  How best to accurately calculate cost of development. Where-all would the failure of oversight be, causing unplanned growth or breed corruption? Because post the master layout plan, the State development authority has no control { which is correct to an extent } over what would be the look and size of the building which would come up within the designated zone of the master plan. All such issues would become more streamlined and thus decision making more easy as the learning process gets more refined with each replica township coming up every-time.

The master-plan need not be a monotonous one. India has 5 – climatic conditions and design guidelines based on these are already incorporated in the National Green Building certification program – GRIHA. Therefore Master planners can create guidelines which conform to region and state specifically. However, within that area the designs can remain similar. Further, the best practices followed in other climatic zones and states would be available for record to plan better Climate Resilient cities, which is the underlying purpose of this article too. Imagine the potential, should a developer choose three typical design and develop different projects, in 3 different cities within one climatic zone. While the town-planing would differ in layout and scale, the buildings built therein being the same, would reduce cost of construction to a great extent. Design inputs required would reduce, while scope of improvement increase with every project thus designed. As every project has some amount of wastage, knowing the quantity to a more sure approximation, would help in planning for Reduce – Reuse -Recycle as enshrined within the Green Building methods both LEED & GRIHA.

Further a brand identity would be built. A building design can be copy-righted so to speak. And what an emotional connect it would be for the newly wed Bride, who has sadness in her heart for having left her ‘Babul ka aangan’,(fathers home) finds that her ‘Pia’ (husband) has the same bungalow she grew up in. Familiar setting instils confidence and a confident and happy new Bride can do wonders in settling herself well into the new life, she would be beginning.  That it would earn the builder/developer a permanent costumer (extremely difficult in this era of multiple choices), is another happy story. And if we speak of men,  I’m a member of an on-line group which was created by my childhood school mates and friends. We all lived in a gated township of a multinational company, where our fathers worked. Today of the 300 odd members, 51% would surely buy a home, should I design the replica of the town we all grew up in !

And the final winner would be my Countrymen, most are laymen when it comes to understand the importance of town-planning and Sustainable Urban development.  By providing them with standardized product, they would have more informed choice to take the right decision, as they do while buying their refrigerator or car. And most importantly it perhaps would become easier to decongest the future Megalopolis. For why would one not move into a newer town for better prospects while still be able to live within similar surroundings ? And why would people migrate to a particular city when similar ones are next door offering similar opportunities ?

And the final thought would be, the Urban planners should consider bio-mimiciry in their town planning. As technology would allow us to make higher sky-scrapers, rules must define low rise zones to be closer to coast and high rise more inland, this simple thought would allow for more natural wind flow pattern, which will help limiting air  pollution.

While no one can make another New York, Hong Kong  or Mumbai in similar form, potential or opportunities the new ones at least would have a future of their own making and who knows better the best that is in offer today.

Moreover Climate Resilient Cities which I am proposing would be offering a more prettier skyline than what any present day modern megalopolis has to offer. To underscore my point, which from all the above images posted in this article would you choose first for a postcard ?

Green Business Ideas : Cheap Solar Power is possible


Most Small Companies who are installing roof top Solar Panels are doing so to get the Tax rebate in India. They are also doing it to “earn” Carbon Credits. For the lay business person “earning” carbon credits means “profit”. While it can not be true because the system of Carbon Credit fund is just to improve your IRR, and can’t be found under BUA ; I do not like to discourage this trend. Why? Simple – to earn Carbon Credits one has to do a CDM project. And I love that. Then if it can be proven to be a valid project worthy of Carbon Credit funds, great! By that time they understand that, they do a good job and can see the benefits all around to bother much for the “profit” through CER’s. If they get it its nice but the life-cycle benefits of a Green Building is consolation enough.

But Carbon Credit can become profitable, at least with due diligence and revised thought by the CDM authority. And be given as an incentive to those who would be able to do rural electrification or as in the case of India, provide electricity in tier III towns for a decent time with the help of the wires and cables the Government of the day may have installed during the election years, but forget to insure supply of power on a regular basis once chosen to govern. Not because they chose not too, but during the heat of elections most forget that there is a term – technical and/ or economic feasibility. But when did full truth ever help win an election in the World?

Let us discuss an idea, about how we can make Solar Power at a cheaper cost.

The life of a Solar panel is 25 years, but it is assumed that the efficiency drops to 80% in the 10th year. And by the first five years the RoI is achieved. Now as newer and more efficient panels are being produced, there could be a cause for worry that it would be more and more difficult to sell them, as the traditional first enterprises to take up the challenge and having installed Solar Parks would still be holding on to the “old” SPV for its 25 year life span.

So how does one make the Solar PV industries grow? How would the cost be covered and  more efficient panels generating more power and consuming less space and lighter in weight too come into the market?

One idea could be by selling old solar panels !   It is a great eco-idea and to encourage this, we need participation from all stake holders.

Second sale is popular in automobile, mobile phone and many products, the market system is mature. All it needs is to tweak it to conform to the SPV industry.

Imagine villages in India, Africa, Brazil and other developing nations who have a huge socio-economic gap among its Peoples and yet are emerging economies of the future; could create a Program of Activities where in a Public -Private partnership can be mooted and a viable business plan developed.

From Village roofing; thus eliminating traditional  thatch roof which is becoming more dearer as communities shift away from agrarian life-style and there is land use change; to community shelters for the destitute sleeping in the cold & rain; to roofing alternatives for very small-scale or cottage industries; to providing power to their electric stoves, thus eliminating the GHG from Gobar Gas plants ( read my article – Renewable Energy – Empowering Women & Saving Forests ) the ideas can be many and each more practical and wonderful than the earlier.

Now add to this the Green Climate Fund and let the project proponents recoup some of their investment ( which is lower to start with in second sale product ) through Carbon Credit.

Hope someone would develop on this idea and present it at the Rio+20.

VoIP – “Skype” the new medium to reduce Global Warming ?


Every day millions of diesel and petrol driven automobiles, revs up and starts to trundle down the same boring commute of home to office.

Everyday millions of tons of CO2e ( Carbon–Di–oxide and equivalent gases;  refer to – Green House Gases: Reduce it to earn Carbon Credits – in my blog to know in detail about these gases. ) is spewed into the atmosphere causing untold misery.

Everyday, well-intentioned and brilliant people all over the world sit to ponder how to tackle the ever-growing menace of Urban sprawl and its transit oriented problems. And when it comes to South Asian Countries, with high urban population density and resource crunch, like Mumbai in India, the problem is endemic.

For those not familiar with India and Mumbai (Bombay)in particular, it’s an

Island City created from 7 small islands ( by filling up the rivers & creeks in between them, a classic & historical example of destruction of natural ecosystem )  by the British ! And the Mumbaikars, as the Citizens of Mumbai along with its polity likes to call itself, merrily continuing to decimate whatever good is left of it.  Bad roads, dangerous overhead construction zones along the bad roads and the chaos of traffic snarls  makes life of an average Mumbai citizen totally unenviable. Dilapidated buildings, narrow by-lanes, choked drains and poor civic sense making a time-bomb of disaster waiting to happen.

But of late there is an awareness for the good, amongst urban Indians in general  ( villagers are anyways ZED or T-ZED in their approach to life in India ) and Mumbikars in particular, that solutions must be found to stop Mumbai slide down year on year on the world livability index ie; not be counted as the World’s most worst city to live in. To meet that, a major re-haul of the infrastructure with proper town planning and Development Rules  be created at the earliest are being discussed within the States Legislative Assembly.

This article would  attempt be to provoke some thoughts which have been around for sometime but mostly considered as “intellectual talk”. And how it can help change the situation in a practical and scientific way.

During the birth of Computer era  many talks floated as how we could aspire for a paperless office. This idea took come time to germinate, in the developed world like Japan, you can do almost everything from the cell-phone. Buy your travel or movie ticket, do e-banking etc. In the developing Nations like India some Urban pockets are taking up to the idea and slowly a turn-around can be perceived. Similarly with the dawn of the Internet the dot.com boom began. Business could be done from afar, employing labour at cheaper cost overseas was possible. The time of BPO‘s had arrived. So what are these BPO’s – are they not offices to which employees commute to everyday? They are, BUT with a difference. Here the employee commutes to office but not within the parent Country/city of the Company which has employed them. To put it simply.

Let’s stretch the imagination a bit and assume that these people were working from home via the Internet and voilà! we have a solution at hand to arrest the menace of failing infrastructure in Mumbai. And perhaps for similar cities around the world.

As the main cause is the overwhelming population and ceaseless traffic which makes difficult any task of maintenance and upkeep. Add to that the Co2 emission form  automobiles driving to and fro from the suburb to the various business districts within the City, a distance of 30-40 KM average.  On bad roads with heavy traffic and unruly driving the amount of fossil fuel being burnt is immense.

What if – a legislation be pronounced after due diligence that non-critical work be executed from home. Almost half the automobile traffic will reduce. Allow for web-cast and live streaming of College education, bus loads of commuters will vanish, leaving the municipal authorities to do a proper job of rebuilding Mumbai.

Once the idea takes off, MSME’s ( micro, small & medium entrepreneurs & enterprises ) would take hold of this idea and creative business solutions would be found. While manufacturing units need human presence in front of the machines, consultants like Architects, Media professionals and many more who sit all day by their desks can link up over the WAN and even have meetings with intercity clients and staff over the VoIP ( Voice/ Video over Internet Protocol ). Monitoring a staff presence is not difficult as many security tools are available to measure presence in front of the Computer / Laptop. Encryption can help avoid IP ( intellectual property ) theft.

Along with reduction of pollution the immediate advantage would be reduction of usage of fuel which is a scarce and costly resource for India. And then there would be international acclaim. India too has agreed to reduce its Carbon emission along with 194 UN member nations. Such program of activities could find its way as legitimate CDM ( Clean Development Mechanism ) tool and adopted by UNFCCC which will then encourage other Nation and people to adapt to a limited-commute life style and thus a CO2 free city can rise out of the smog.

Perhaps the C40 and other Climate Resilient Cities  program could look at it.

Carbon Credit in Green Buildings


United Nations Framework Convention on Climate...

Carbon Credits are generated by enterprises in the developing world that shift to cleaner technologies and thereby save on energy consumption, consequently reducing their green house gas emissions. For each ton of carbon dioxide (major GHG) emission avoided, the entity can get a carbon emission certificate which they can sell either immediately or through a futures market, just like any other commodity. The certificates are sold to entities in rich countries, like power utilities, which have emission reduction targets to achieve and find it cheaper to buy ‘offsetting’ certificates rather than do a clean-up in their own backyard. This trade is carried out under an UN-mandated international convention on climate change to help rich countries reduce their emissions.

There is a great need to reduce energy consumption in all sectors of the economy. Building Construction consumes vast natural resources, and building account for 40% of Global Energy use. The pre-construction phase is the optimal time to implement Energy Efficient design with minimal costs. Some results indicate that savings realized during the first twenty years of operation can account for more than 15% of construction costs.

The above paragraphs sums up in brief the basics of this discussion. The first one is the need to build Energy Efficient Buildings ( EEB‘s ) and the second to find the additional expense. Every one knows that to build an EEB one has to spend more than normal. Now the idea is how to get back the additional money spent.

Both in GRIHA  & LEED  the return on the investment is proven over time on various projects Pan India. However most of the data I have seen point to Institutional or Commercial  or Corporate projects. It is comparatively easy to map and maintain year on year energy reduction of buildings where the user would normally conform to the same pattern of use and adhere to the building maintenance and use guidelines  stipulated by the owner.

Moreover it is comparatively easy to explain prospective Corporate or Commercial clients wanting to do a Green Building the advantages and returns as mostly it would be for self use and benefits accrued are directly debited to them. The difficulty lies however in convincing the Builder / Developer who by default would make a core & shell edifice and sell it. This format is true for both residential & commercial projects they undertake. So explaining this group to go for EEB is a little difficult. This does not discount the fact that almost all big and reputed builder developers are already adopting Green Building norms and getting their projects certified in one rating or the other. In India both GRIHA     ( Green Building for Integrated Habitat Assessment ) the National Green building rating system and the CII led IGBC – LEED Certification are prevalent.

The Indian Green Building Council guided and supported by the Confederation of Indian Industries has a larger building foot print  under their rating system than GRIHA as of today. Under IGBC a continuously evolving and user participation based organization, which is quick to understand the business opportunities in sustainable practice has under its command a host of rating systems for different typology and yet for the common good of reducing Global warming & abatement of Climate change. Certification & Rating such as LEED -India CS, LEED -India NC, IGBC – Green Homes, IGBC – Green Township, IGBC – Green Factories and the latest being IGBC -Green CO.

What I have been proposing is using this brilliant rating system for large projects called ” Green Township”   map the reduction in energy and apply the existing methodology approved by the United Nations Framework Convention on Climate Change ( UNFCCC ) for earning Carbon Credit. This money which one can earn through Carbon credit would not be sufficient to make profit, Carbon fund can be availed only by proving “additionality” which means the project must have incurred expense by which profit is diminished when compared to a base case;but it has been designed in such a way that it would definitely help offset part of the cost of going “Green”. I know I can do it and I propose other architects to do the same for builder/developers. In this manner we as professionals will be able to provide true value sustainable habitats for our country.

There are two methods by which one can earn Carbon Credits in Green Buildings. The first is mapping the reduction of materials used which is done when a building goes through the rating process; as each material has its own embodied energy, the reduction in its use would thereby help reduce the GHG emission. This however is quite difficult because the MRV (monitoring,  reporting and verification) process would be very cumbersome especially when applied to the way the construction process is in India. It could leave too many gaps which require careful thought and stringent process to be absolutely sure that the method applied is sound both academically and practically.

The next process is to map the reduction in electrical energy and water consumption.  This is a simpler method and use of RE which already has proven methodology helps getting the CDM process. As India is encouraging Solar Photo voltaic, both  roof-top or “green-power” wheeled from off-site location would qualify to earn Carbon Credits.
